The delay of millennials into homeownership will likely affect their finances for years to come. Real estate wealth has proven to be a major contributor to the financial wealth of previous generations.
Indeed, “the most impactful contributor to consumer wealth since the great financial crisis has been growth in home equity,” says Brad Friedlander, managing partner at Angel Oak Capital Advisors. “Similarly, there has been a growing wealth gap between homeowners and renters, largely due to home equity.”

While San Antonio is the largest city in Bexar County, more than a dozen other cities are competitive with the big kid on the block when it comes to property tax rates.
Among the cities vying for an edge is Von Ormy, which abolished its property tax rate entirely in 2014 — down from 35 cents per $100 valuation in 2010. The city of Kirby, which sits inside Loop 1604, had the highest property tax rate in 2016 at 73 cents per $100 valuation.

The 10-year Treasury yield remained flat despite an upward revision to third quarter GDP. The 30-year mortgage rate rose 5 basis points to 4.08 percent, rising a total of 51 basis points in three short weeks. With mortgage rates at the highest we’ve seen this year, borrowers are now backpedaling on refinance opportunities. The latest Weekly Applications Survey results from the Mortgage Bankers Association show refinance activity down 16 percent week over week.

After falling to the lowest level in 50 years, the U.S. homeownership rate bounced up slightly in the third quarter of this year.
At 63.5 percent, it is still lower than the same time a year ago and significantly down from its high of 69.2 percent at the height of the last housing boom, according to the U.S. Census. While the merits of homeownership are certainly debatable, household formation is a clear driver of economic growth, and the gains there are accelerating as well.
